With developers taking steps to address the country’s housing backlog, one company takes a personalized approach in building mass housing communities.

Marking its 40th anniversary recently, Citihomes Builder and Development Inc. (CBDI) is more than ever determined to building elements-focused construction and community-developing practices.

Rosie Tsai, CBDI president, said the company is committed to maintaining a personal touch to “every buyer we serve and every home we build, while maintaining affordable prices across our product range.”

Tsai said CBDI will consistently offer not only quality affordable homes for ordinary Filipinos, but also to make them feel proud of owning their own property and of improving their quality of life.

“We continuously keep our buyers’ needs and desires in mind when creating our developments. Our responsibility as a developer is to provide expertise, experience, and secure community life that homebuyers would have difficulty achieving on their own, such as structural integrity, space planning, materials selection, and a rewarding home acceptance process.” Tsai said.

CBDI’s standard features on their developments include security grills on all house models, high ceilings to provide sound and heat insulation, class-leading amenities including air-conditioned clubhouses and covered sports facilities, Move-In fiestas for homebuyers.

CBDI recently celebrated its 40th founding anniversary and 18th year as a full-fledged real estate developer.

Beginning in 1983 as a build-and-sell operation in the outskirts of Metro Manila, it embarked on a rebranding campaign highlighting the Company’s tagline, “Building from the Heart” in 2006.

With this vision, CBDI aimed to improve the delivery of homes and communities to buyers.

This includes educating buyers on the complexities of property investment and ownership, the intricacies of home loan financing, ensuring efficient delivery of its housing products, and empowering villages to create self-sustaining homeowners’ associations.

To date, CBDI has a total of more than 150 hectares of residential developments in Cavite and Bulacan, which include 20 completed communities, comprised of more than 16,000 happy homeowners.

According to John Philip Wang, CBDI executive vice president, the company commits to incorporate class-leading sustainability features in their current and future housing projects while maintaining affordable prices and financing for its buyers.

These elements-inspired sustainable measures include grid-tied solar energy panel systems, rainwater harvest tanks, minimal use of lumber in both construction processes and housing products, reduced-carbon cement, and solar-powered streetlights, which are already active in their current projects.

“Our network of experts and industrial partners continues to grow, with the next endeavor being household composting and focused recycling programs to help our communities reduce our overall dependence on waste hauling and landfills,” Wang said.

“We are fully intent on continuing on this path, to enjoin not only our buyers but as many stakeholders as possible to engage in conscientious and responsible living,” he added.

The first of CBDI’s next-generation projects, Liora Homes Naic, has been awarded a 3-Star rating by the BERDE Districts of the Philippine Green Building Council, and its Amora townhouse model an EDGE Certification by the International Finance Corp.

CBDI’s next and biggest development will be in Paseo de Lipa.
