Paseo de Lipa: Batangas’ first sustainable township built for families

Citihomes Builder and Development, Inc. (CBDI) recently launched Paseo de Lipa, the first township development in Lipa City, Batangas. First eco-township in Lipa

Designed by Arch. Joel Luna, the township blends modern living with sustainability.

“We envisioned Paseo de Lipa as a model for sustainable development. Its natural features—terrain, vegetation, and the creek—shaped the master plan. Every detail reflects our goal of an eco-friendly and affordable community,” said Luna.

The township features landscaped open spaces, wide pedestrian walkways, and dedicated bicycle lanes along its 2.1-kilometer spine road. Recreational amenities include sports facilities, swimming pools, parks, playgrounds, and a multi-purpose clubhouse. A chapel stands at the heart of the community, serving as a gathering space for prayer and reflection.

Seamlessly connecting the barangays of Mabini, Quezon, and Adya, the development includes three bridges and offers convenient access via major roadways.


Green living

Paseo de Lipa introduces Ecossentials, CBDI’s signature suite of environmentally friendly features. These include Solar panels (harnessing renewable energy to power homes), Rainwater harvest tanks (promoting water conservation), and Waste management systems (supporting sustainable waste reduction).

These practical innovations align with CBDI’s commitment to preserving the environment while enhancing the quality of life for its residents.

The township’s residential offerings cater to diverse family needs, featuring five villages with a range of housing options: starter townhouses, single-attached homes for growing families, and single-detached homes for larger households. Home prices start at ₱3.63 million for townhouses and ₱6.09 million for single-attached models.
