- Maintenance and Operation of subdivision amenities and facilities
- Management of subdivision security services
- Arrangement of other subdivision services and resources such as garbage collection, grasscutting, streetlights energization, accommodation of third-party service provider et al.
- Administrative services including implementation of Subdivision House Rules and Regulations and attending to the concerns of the homeowners.
Monthly Maintenance Dues are used to defray the cost of basic community services and other requirements for the upkeep of the subdivision – security, garbage collection, maintenance/repair and administration of common areas and facilities, street lighting, et al.
Payment of Monthly Maintenance Dues shall commence on the following month upon acceptance or deemed acceptance of your unit regardless of your non-occupancy of the unit.
To move-in, homeowners must provide duly approved Authority to Move-in (ATMI) and Certificate of House Inspection and Acceptance (CHIA) prior to entry of their belongings.
To move-out, residents should secure Authority to Move-out (ATMO) from Estate Admin Office to ensure clearance from all concerned department of CBDI such as Construction and Financial Services Department.
To apply for water connection, homeowner should directly apply at Basic Water Enterprises, our water service provider and call for the schedule of their orientation.
For electric service connection, homeowner should also directly apply to Meralco.
The property shall be used exclusively for residential purposes and must not be used for commercial activities unless otherwise specified in the buyer’s Contract to Sell with CBDI. Signages, billboards, or posters indicating commercial activities are not allowed to be attached to the exterior of the Property. The distribution of leaflets, flyers other paper based paraphernalia within subdivision premises is also strictly prohibited. Examples of such prohibited commercial activities are, but not limited to, the following:
- LPG Store
- Beauty Salon/ Barbershop
- Restaurant / Bar/ Karaoke
- School Nursery
- Medical / Lying In Clinic
- Water Refill Station
- Hardware
- Law Office/Notary
- Wet Market/ Rice/ Feeds/ Meet Store
- Car Wash/ Machine Shop/ Junk Shop
Allowable pets include only aquarium fish, dogs, cats, and birds. Chickens, cattle, pigs, goats, and other farm / wild animals are strictly not allowed within the Subdivision.
Estate Admin shall coordinate with the Local Government Unit (LGU) for regular garbage collection and shall include and implement LGU’s ordinance, schedules and waste management policies. Should the LGU be unable to provide such services, Estate Admin shall arrange for private garbage collectors.
Yes, subject to the rules and regulations set by CBDI. Homeowner should coordinate with Site Move-in Services and fill-out an Application for Construction House/Extension/Fencing (ACHEF) form, and submit the requirements for approval by CITIHOMES’s Planning & Design and Engineering Departments and pay corresponding construction bond and admin fee.
Deed of Restrictions constitute a comprehensive set of regulations executed by CBDI to establish common limitations/restrictions on the house and lot units of the subdivision for purposes of protecting and enhancing the value of all properties in the subdivision. All homeowners are bound to abide by the provisions of the Deed of Restrictions. A copy of the same is being provided to homeowner as part of the move-in kit. The Deed of Restrictions shall form an integral part of the House Rules and Regulations of the Subdivision.
